         Preparing for a Home Inspection (Attn: Sellers &  Listing Agents)

• Are the utilities all turned on? Electrical, Gas & Water

 

• Is there a gas fired furnace? Has it been serviced in the past year?

              If not, be proactive, have the furnace serviced
 

• Make sure all appliances pilot lights are lit and operational (i.e. gas fireplace)

 

• Walk through each room and criticize the home from a buyers perspective, operate all visible and accessible systems and components. (i.e. lights, windows, appliances, heaters, faucets, toilets etc.)

 

• Now do the same at the exterior. Have a handy man or contractor make any necessary repairs or perform minor maintenance

 

• Does the home have a wood burning fireplace? Get a level 2 chimney inspection and service performed by a local chimney sweep

 

• Are carbon monoxide alarms installed near each sleeping area and on each level in accordance with Washington State Law?

 

• Are attic and crawl space hatches easily accessible? (cars blocking in garage, clothes or stored items in closet etc.)
